Agents
that are working with buyers search the MLS multiple
times per day looking for homes that will suite the
needs of their clients. MLS sorts the homes and shows
only the ones that meet the buyer’s specified
criteria.
How
MLS works with Commissions:
The
Real Estate Professionals will show your house at a
scheduled time and then contact you if the buyer has
questions or wishes to make an offer. Should you choose
to accept an offer from the buyer, you will pay the
commission amount you have listed in the MLS to the
buyer’s agent. IF YOU ACCEPT AN OFFER FROM A BUYER
WITHOUT AN AGENT, YOU DO NOT PAY ANY PERCENTAGE COMMISSION.
You as the seller are NOT obligated to accept any offers.
Convenience
of showings
Lockboxes
are not required, but they are ideal for having secure
and convenient home showings controlled by the seller
while you are away from your home. They also make it
more likely that agents will show your home, as they
know buyers spend more time in homes where the seller
is not around, and that makes the buyer more likely
to buy. Lockboxes also enable last minute showings,
which often are the best, most motivated buyers (such
as relocation buyers in town for a short time who need
to buy a home quickly).
What
are the obligations of the listing agent?
Cayenne
Direct will place your home on the local MLS for a period
not to exceed six months. Cayenne DIRECT is NOT required
to:

Set the sales price of your house.

Provide Lockboxes (Unless otherwise specified)
*
Place ads in the local Newspapers, or host Open houses.
How
long does my listing agreement last?
The
listing agreement is placed on the MLS for a period
of SIX MONTHS. If for some reason your house does not
sell within that time frame, you can make the decision
to re-up for an additional six months and you would
be obligated to pay another flat fee of $ 499.00 or
you can convert your listing over to Cayenne Realty
full service and we will deduct the initial flat fee
payment up to a maximum of $ 998.00 at the act of sale.
How
do I get my house ready to place it on the market?

Have Cayenne DIRECT put your house in the MLS

Clean up property before putting up a for sale sign.
* Clean out the garage, basement and any clutter.

Make sure all rooms in the house are staged perfectly.

A little paint can go along way.
*
Remember you only get one chance to make a good impression
on a buyer; so inexpensive cosmetic things make a big
difference.

Home Warranty- a One Year home warranty can entice a
buyer.
Do
I need to come to your office to be listed?
The
answer is NO. You don’t have to visit our office
to get listed. Our services are all performed over the
Internet and all the necessary paperwork can be emailed,
faxed or mailed. The signs, lockboxes and other supplies
are generally sent out 2-day mail.
Can
I Cancel the listing agreement?
Cancel
after you order and before your home is listed for a
full refund (Minus shipping if you have signs or other
hardware shipped).
